When a Flat Roof Starts Telling You Something Is Wrong

Flat roofs rarely fail without warning. The problem is that the early signs are easy to dismiss or simply not noticed until water has already reached the timbers or the ceiling below. Knowing what to look for on a garage, extension or dorner roof in Withersfield can save you from a much bigger repair bill.

The most common warning sign is ponding water. Flat roofs are designed with a slight fall so that rainwater drains away, usually to a gutter or outlet. When you can see standing water sitting on the surface for more than 24 hours after rain, the fall has either been built incorrectly, the deck has sagged, or the drainage point is blocked. Ponding accelerates the breakdown of any membrane because UV light and frost work hardest on surfaces that stay damp.

What the Surface Is Trying to Tell You

With traditional built-up felt, look for bubbles or blisters. These form when moisture becomes trapped between layers during installation or works its way in through a crack, then expands in warm weather. A blistered felt roof has lost its integrity and patching one blister rarely solves the underlying cause.

Cracking or splitting along the edges is another clear sign. Felt becomes brittle over time as the bitumen dries out. Cracks form first where the material has to flex, which is typically at corners, around upstands and where the roof meets a wall. When you see these cracks, water is already finding its way in during heavy rain.

Discolouration and green algae growth suggest the surface is holding moisture rather than shedding it. On its own that does not mean the roof needs replacing, but it points to a drainage or surface texture problem worth investigating before winter.

Interior Warning Signs You Should Not Ignore

Sometimes the roof surface looks passable but the damage is already showing inside. Damp patches on a ceiling directly below a flat roof are the obvious one, but staining that appears only after heavy rain and then dries out is easy to put down to condensation. If the stain grows or returns after each wet spell, it is water ingress rather than condensation.

Brown tide marks on plasterboard, paint that bubbles or peels on a ceiling, or a musty smell in a room with a flat roof above it are all signs that water has breached the membrane. By the time you can see this from inside, the roof deck is often wet or softened. A soft or springy feel underfoot on a flat roof you can walk on is a strong indicator the deck boards have been absorbing moisture for some time.

What Causes Flat Roofs to Fail

Age is the most straightforward cause. Traditional three-layer felt on a garage or extension typically lasts 10 to 20 years depending on installation quality and exposure. Once a felt roof reaches that age, any repair is working against the clock.

Poor installation causes premature failure regardless of material. If the falls were not set correctly when the roof was built, water will pond no matter how good the surface. If the felt was bonded in cold conditions or laid over a damp deck, adhesion will fail early. Flashings that were not properly dressed into the wall allow water to track down behind the upstand and into the structure without ever breaching the main roof surface.

Physical damage is also common on garage and extension roofs that people walk on to clean gutters or retrieve items. Felt is not designed to be walked on repeatedly, and a single heel strike can crack a surface that was already brittle. EPDM rubber handles foot traffic considerably better, which is one reason it is often the preferred choice on roofs that need occasional access.

Flashing failures around pipes, rooflights and where the flat roof meets a wall are a frequent culprit. Lead flashing that has cracked, lifted or not been properly pointed into the mortar joint will let water behind the membrane. The flat roof surface itself can look perfectly sound while water is entering through a failed flashing nearby.

Repair or Replace? How to Think About It

A repair makes sense when the roof membrane is fundamentally sound but has suffered localised damage, such as a split seam, a small blister or a failed flashing. A good repair on a roof that is five or six years old and otherwise in good condition is a sensible use of money.

Replacement becomes the right answer when the membrane is near or past its expected life, when there are multiple failure points, or when the deck beneath is damaged. Patching an old felt roof can keep water out short-term, but you are likely to find another leak appearing elsewhere within a season or two. Replacing the whole roof at that stage costs less in the long run than a series of call-outs.

When we assess a flat roof, we check the membrane, the falls, the deck condition, the flashings and any drainage outlets. Each of those components needs to be working for the roof to perform properly. If only the membrane is the problem, a replacement membrane on a sound deck is straightforward. If the deck has soft spots or rotten boards, those need replacing first.

The Materials We Use for Replacements

For flat roof replacements, we work with EPDM rubber membrane and with torch-on felt systems. EPDM is a single-layer rubber membrane that is bonded or mechanically fixed to the deck. It is highly resistant to UV, stays flexible in cold weather and handles the slight movement that all buildings experience without cracking. It is well-suited to garage roofs, extension roofs and dormer cheeks.

Torch-on felt is a two or three-layer system applied with a gas torch. When installed correctly it gives a durable, bonded surface that performs well. It is a familiar material and straightforward to repair if damage occurs later.

Both materials are available through Haverhill Roofers for homes in Withersfield and the surrounding area.

What to Ask Before Any Work Starts

Before agreeing to a repair or replacement, ask the roofer to show you exactly where the failure point is and what caused it. Ask whether the deck will be inspected and what will happen if soft or rotten boards are found. Ask how the new material will be detailed at the edges and flashings, because that is where most failures start.

A price that covers only stripping the old felt and laying new material, without any allowance for deck repairs or new flashings, can look attractive but leave you with unresolved problems. Make sure any quotation is specific about what is and is not included.
