Roof repairs attract a minority of traders who will quote cheap, do minimal work, pocket the money and leave before the next rain. The following is not meant to alarm you - most roofers are straightforward people who do honest work. But knowing what to ask protects you and helps you tell the good ones apart from the rest.
Door-knockers who claim they were "just passing and noticed your roof" are a well-known risk, particularly in rural villages. A legitimate roofer does not cold-call. If someone approaches you this way, do not let them on the roof and do not pay a deposit on the spot. Take their details and get two or three other quotes first.
Demands for large cash deposits before any work starts are another warning sign. For a small repair, a deposit should not be necessary at all. For a more involved job, a modest stage payment when materials are delivered is reasonable, but most of the payment should be due on completion.
Very low quotes can mean one of three things: the contractor has underestimated the job, they plan to cut corners on materials, or they intend to find additional "problems" once they are on the roof and pressure you into paying more. Get at least two quotes and be wary of any figure that is dramatically below the others without a clear explanation.
For any repair job, the roofer should physically access the roof - either by ladder or scaffold, depending on the height and pitch. They should check the area around the reported problem as well as the ridge, hips, valleys and flashings more broadly, because one visible fault often accompanies others that have not yet leaked. A good surveyor will check inside the loft space too, if access is available, because wet felt or staining on the rafters can point to the source more clearly than the outside of the roof.
After the survey, you should receive a clear explanation of what was found and what the recommended fix involves. If the roofer recommends a full replacement rather than a repair on a roof that looks to be in reasonable condition overall, ask them to justify that recommendation in writing. Sometimes replacement is the right call - but a repair should always be considered first.
Flat roofs on garages, extensions and bay windows are a regular source of leaks. Felt flat roofs have a finite lifespan - a standard three-layer felt system typically lasts 10-15 years in normal conditions. When they fail, water pools and eventually finds its way through seams and blisters. EPDM rubber is a more durable alternative for replacement, with a much longer expected service life.
Before agreeing to a flat roof replacement, ask the roofer to check whether the deck beneath is sound. Wet or rotten plywood or OSB decking needs replacing at the same time, or the new membrane will not perform properly. A roofer who does not mention the deck condition during a flat roof survey has not inspected thoroughly.
