Most roof problems give you warning before water gets through to your ceiling. The trouble is that the signs are easy to dismiss, especially when they appear gradually. Emergency repairs often follow months of smaller clues that were there long before the leak became obvious indoors.
Understanding what to look for, and what causes it, puts you in a much stronger position. You can act before a small repair becomes a big one.
You do not need to go up a ladder to pick up early warning signs. Standing back and looking at your roofline from a distance will show you more than you might expect.
By the time water shows indoors, the ingress has usually been happening for some time. Damp patches on bedroom ceilings, a musty smell in the loft, or dark staining on rafters all point to moisture that has been working its way in.
One important point: where water appears on a ceiling is rarely directly below where it is entering the roof. Water runs down rafters, travels along battens and follows the path of least resistance before it drops. A stain above your landing might have its source above the bedroom next door. This is why identifying where the water is actually entering matters more than chasing where it appears.
In the loft, look at the felt and the timbers after heavy rain. Wet felt that dries quickly without leaving stains can be condensation, but persistent wet patches on the same rafter or batten are usually genuine ingress from above.
Roof problems rarely appear without a reason. The most common causes break down into a handful of categories.
Concrete tiles typically last 40 to 60 years before they begin to become porous or brittle. Natural slate can outlast a house if it was good quality when it went on, but cheaper imported slate from certain sources may show surface delamination within 20 to 30 years. The mortar used to bed and point ridge tiles, verges and hips hardens and contracts over decades, eventually cracking and letting in water.
When tiles or slates reach the end of their working life they do not always fail all at once. You get isolated failures first, which can be repaired individually, until a tipping point where repairs become more expensive than a re-roof. A good roofer will tell you honestly where on that curve your roof sits.
A single storm event can lift and crack tiles that were otherwise perfectly sound. Ridge tiles are particularly vulnerable because they sit at the highest point with nothing above them. After any significant period of strong winds, it is worth checking your roofline from the ground and checking the gutters for debris.
Repairs after storm damage are straightforward if you act quickly. The issue is that lifted tiles let water in with every shower of rain, and if the repair is delayed through winter the volume of water in the roof void can cause secondary damage to insulation, timbers and ceilings that would not have occurred with a prompt fix.
Lead flashing around chimneys, dormers, skylights and where a flat roof meets a wall is one of the most repair-intensive parts of any roof. Lead is a durable material, but it is subject to thermal movement. It expands in warm weather and contracts in cold, and over years this cycling causes it to crack, lift at the edges or pull free from the mortar joints where it is tucked in.
Poorly installed or undersized flashing is another common problem. Flashing that does not extend far enough up a chimney face, or that was not properly dressed into the brickwork, will fail earlier than it should. The fix might be re-dressing existing lead, repointing the joints, or replacing a section entirely depending on what is found.
Felt flat roofs have a finite lifespan, typically 10 to 20 years depending on quality and how well ventilated the roof build-up is. Ponding water, blistering felt and visible cracking are signs that a felt flat roof is approaching the end of its life. EPDM rubber membranes last considerably longer and are now the preferred material for new flat roof installations and replacements.
A roof repair is not just replacing the tile or slate that is obviously missing. A careful inspection of the surrounding area is essential to check whether nearby tiles are sound, whether the battens beneath are still holding fixings firmly, and whether the felt or underlay below is intact. Replacing one tile on a roof where the batten beneath it is rotten leaves you with another failure within months.
For flashing repairs, the surrounding brickwork needs to be inspected at the same time. Repointing lead that is tucked into crumbling mortar joints will not hold.
